In the vacation rental industry, it’s easy to feel priced out of the market, especially post-2020. However, the story of Tiny Toledo proves that opportunity often hides where others don't bother to look.

The Unwanted Property

Tiny Toledo began its life in my portfolio as an old, dilapidated lakefront property on Toledo Bend. I acquired it for $75,000 in 2022. The brick house on the lot was in terrible shape. The house had a crack running all the way through the slab that you could literally put your hand through. The interior was aged, damp, and smelled heavily of mildew—it was unusable. I brought an excavator onto the property, tore the house down to the dirt, and cleared all the debris. I repurposed the bricks for erosion control at the shoreline of the property. The Transformation: From Eyesore to Oasis

With a clean slate, the project truly began. We installed a brand new tiny log cabin on the property, providing a charming, modern, and comfortable escape.

Wile we were getting the cabin set we constructed a beautiful over-the-water boathouse—the ultimate amenity for a lakefront property.

We even maximized the property’s usage by installing a dedicated RV slot on the other half of the lot. This decision means guests now have the option to either stay in the tiny cabin or bring their own RV directly to the lakefront, or both!

This strategic redevelopment turned a forgotten $75,000 lot into one of the premier lakefront vacation rental cabins on Toledo Bend. Now, our visitors enjoy perfect, unobstructed 3-mile sunsets every single day.

   The cabin comfortably sleeps up to 6 guests (including all adults and children), making it perfect for your family or a group getaway.

   Yes! We provide high-speed, satellite Starlink internet service.

   The boathouse is your private, built-in lake hangout. Use the shaded area for fishing or relaxing, or utilize the boat slip to safely store your boat right on the water.

   Definitely bring your boat! There is a free community launch just 700 meters away at the end of Scenic Drive. Once launched, you can secure your boat by using the boat lift to lift it out of the water in our private boathouse.

   You can rent the RV slot separately! This is a flexible option. If you prefer to bring your own RV directly to the lakefront, visit ToledoBendCamper.com for rates and availability.

   To ensure the cabin maintains a pristine environment for all guests, pets are not permitted on the property.

   Get to the boathouse at least 30 minutes before sunset! The long, unobstructed view across Toledo Bend gives you a spectacular light show that you simply must sit and watch until the very last light fades.

   Check-in is 4:00 PM, and Check-out is 10:00 AM. If you require an early check-in or late check-out, please arrange it in advance of your stay to ensure we can accommodate the cleaning schedule.

   The kitchen is fully equipped for your stay! We provide a basic setup including plates, glasses, silverware, pots, pans, trays, cooking utensils, and BBQ tools. If you have a favorite cooking tool feel free to bring it with you to the cabin.

   You have several great options nearby for supplies. For groceries, you can visit Market Basket in Toledo Town, Fisherman's Quick Stop (on the corner of Hwy 191 and Little Flock Road), or Curtis Grocery (about 10 minutes south down Hwy 191). For boat fuel right on the water, you can refuel at Big Bass Marina.
