Tiny Toledo Cabin Rental Agreement | Policies & FAQs

Thank you for booking Tiny Toledo. Tiny Toledo lakefront cabin on Toledo Bend lake. It is located on the Louisiana side of the Toeldo Bend lakefront and has an unobstructed 3.1 mile view of the evening sunset. The cabin is located at 284 Skyline Drive, Many LA 71449. A map to the place can be found on our website at www.ToledoBendCabins.com. The combination to let yourself in the place is (entry code given when signed agreement is returned).

1. Check in time is after 4pm CDT, and check out time is by 10am CDT. All occupants are solidarily liable for upholding the rules of this agreement. Please complete the agreement and sign it electronically.
2. Do not leave home or otherwise embark upon travels to this property without knowing how you are going to get inside. You need a code to enter the property, which will be given to you after this agreement is signed and before your arrival date. Please, if you do not have the code before you embark on your travels send Dennis a text or call (318) 272-0951. You can also reach Lisa at (318) 564-4018. We had a gentleman arrive in the early morning hours one night who was not able to access the property and could not get in touch. He ended up having to get a room at a nearby hotel. This never would have happened if he had simply made sure he knew how to get into the property before traveling
3. TRASH - Bag the trash and take it with you. We will have several trash bags for you underneath the kitchen sink. As an extra preparation I recommend bringing some extra trash bags of your own if you plan to generate a large amount of trash. If you run out of trash bags there is a little store on the corner of Little Flock Road and Hwy 191 that has them. The cabin is located in a rural location where no trash service is available. Trash left on the premises will result in forfeiture of the damage deposit. We hope to eventually have a trash removal service in the future, but until then please help us out and take the trash with you. There is a trash collection station nearby with limited hours. A map to it can be seen here: https://www.toledobendcabins.com/compactor-site. There is also a local man in the area, Brian Richard, that will haul away bagged trash for $50. We are not affiliated with him. His phone number is (225) 252-5833.
4. MUD AND DIRT - Please do not track mud and dirt into the cabin. The banks around Toledo Bend have a lot of red clay that can easily be tracked into the cabin if one is not considerate of it. Please be considerate and check your shoes before you come into the cabin, and take your shoes off if they have mud or dirt on them. If you don't want to walk in the cabin in your socks we recommend bringing a second pair of shoes that you put on when you are inside the cabin. We have a very clean cabin, and we want to keep it that way. Mud or dirt tracked into the cabin will result in forfeiture of the damage deposit. Determination of whether mud or dirt has been tracked into the cabin will be at the owners' sole discretion.
5. NO PETS - This is a NO PETS ALLOWED facility. DO NOT BRING PETS TO THE CABIN. $250 will be charged for bringing pets to the property. No pets are allowed inside or anywhere on the property. Determination of whether or not the pets have been at the property will be at the owners' sole discretion.
6. TOWELS – The towels we provide in the bathrooms are for bathing. Please do not use the bath towels for anything other than bathing. If you need towels for wiping up spills, cleaning off mud off your shoes or the floor, or for other non-bathing purposes we have provided some towels suitable for this that are located under the sink in the downstairs bathroom. Damage to bathing towels will result in forfeiture of the damage deposit in an amount necessary to replace damaged bathing towels. Determination of whether bathing towels have been damaged will be at the owners' sole discretion.
7. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $250 is required. This must be received before booking the reservation. If you reserved through a 3^rd party aggregate like VRBO, HomeAway, or AirBnB this requirement has already been satisfied in your booking fees. The deposit automatically converts to a security/damage deposit upon arrival. Determination of whether or not there is damage to the property shall be at the owners' sole discretion. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
8. No damage is done to the cabin or its contents.
9. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
10. All debris, rubbish and discards are removed from the premises.
11. All keys are left in the lock box and cabin is left locked.
12. All dishes, utensils, and kitchen equipment are cleaned and put away.
13. Floors are swept and free of sand and mud.
14. No linens are lost or damaged.
15. This is a NON SMOKING facility. $250 will be charged for smoking inside the cabin. Determination of whether or not the cabin has been smoked in will be at the owners' sole discretion.
16. PHONE - The cabin does not have a telephone. Guests agree to provide their own telephone service and agree to hold the cabin, its owners, managers, agents, and assigns harmless in the event of emergency due to lack of telephone service.
17. INTERNET – The property has internet through Starlink. Please feel free to text me if you don't have the password. The television inside the cabin is able to connect to your cellphone where you can stream whatever subscriptions you are subscribed to.
18. PAYMENT – Payment equal to $500 is required to reserve the cabin. The advance payment will be applied toward reservation amount. Accepted forms of payment are checks, money orders, major credit cards, Paypal. If paying with a check make the check payable to Dennis Thompson and send to 142 Jodie Williams Road, DeRidder LA 70634. The advance payment is not a damage deposit. The BALANCE OF THE RESERVATION AMOUNT is due thirty (30) days before your arrival date.
19. CANCELLATIONS – Cancellations are not allowed. However, so that neither party loses their investment, rescheduling only for book-direct guests is allowed without an expiration as credit towards a future reservation. No situation, including but not limited to early departure, weather conditions, illness, etc. warrants any refund of rent or deposit. Canceled reservations involving Memorial Day, 4^th of July, and Labor Day are not refundable and not allowed to be rescheduled. Cancellations made through other platforms are handled as set for by those platforms' cancellation policies.
20. MONTHLY RESERVATION CANCELLATIONS – Monthly reservations must be canceled one-hundred twenty (120) days prior to check-in. Monthly reservation changes that result in a shortened stay must be made at least ninety (90) days prior to check-in.
21. MAXIMUM OCCUPANCY- The maximum number of guests in the cabin is limited to six (6) persons. This is based on the assumption of 6 adults. There is a king size bed in the loft, a full size bed in the bedroom, and a queen size sleeper sofa in the living room.
22. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Consumables like soaps, tissues, water, electricity, and gas are included in the rental rate. We typically like to stock the cabin with hand soap, laundry detergent, and dishwasher detergent. It is recommended to bring your own body soap, shampoo, and conditioner. We do not provide propane/charcoal for the grill(s). It is recommended that you bring your own charcoal/propane tank for the grill.
23. SECURITY CAMERAS – Exterior cameras mounted around the cabin are used for both advertising and security purposes. By accepting this reservation you agree that the likenesses of all guests will be captured by these cameras. Do not disable the security cameras or cause them to have interruptions in service.
24. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
25. NO DAILY MAID SERVICE – While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate. In the kitchen there is a washer and dryer. The cabin will be cleaned and ready when you arrive. In the unlikely event that the unit is not cleaned on your arrival contact me, and the problem will be corrected as soon as possible and depending on the availability of cleaning personnel. If this happens $40 of your cleaning fee will be refunded back to you.
26. WRITTEN EXCEPTIONS – Any exceptions to any policies contains in this rental agreement must be approved in writing in advance.
27. Parking is limited to four (2) vehicles. Please do not bring more than 2 vehicles or there may not be enough parking spaces. If you are pulling a trailer behind your vehicle that counts as 2 vehicles. Park vehicles directly in front of the cabin only. Parking on the road or across the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner. If you are pulling a trailer please back it into area in front of the cabin and detach it from your vehicle. Be sure to chock the trailer wheels.
28. WEATHER POLICY / ROAD CONDITIONS – No refunds will be given for weather conditions. Our roads are maintained, however no refunds are given for weather conditions, road conditions, or others any acts of God.
29. DO NOT USE NEIGHBORS' PROPERTIES – Do not enter the properties of the neighbors on either side, including their boat docks. Use the boat house located directly in front of the cabin property to moor your boat and ingress/egress the property.
30. DO NOT OPERATE VEHICLES OF ANY KIND ON THE LAWN PREMISES AREA BETWEEN THE CABIN AND THE LAKE – Use the driveway to park your vehicle, and only walk on the premises. The area between the cabin and the lake is a steep hill. Operating vehicles, including but not limited to golf carts, atvs, side by sides, three wheelers, four wheelers, motorcycles, scooters, bicycles, trucks, cars, wheelchairs, wagons, on the area between the cabin and the lake is unsafe and strictly prohibited. Operating vehicles on the area between the cabin and the lake causes damage to the grassy area. $250 will be charged for operating vehicles on the area between the cabin and the lake.
31. TOLEDO BEND GENERATES LARGE WAVES – Do not leave your watercraft in the water unattended. Large waves develop on Toledo bend sometimes within minutes. This will cause damage to your boat and our boathouse area. Either hang your boat in the boathouse or pull it out of the water when you are not using it. We are not responsible for any property damaged as a result of waves or any weather.
32. HOLD HARMLESS (premises) - This cabin is privately owned; the owner(s) are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
33. HOLD HARMLESS (water and swimming) – It is not recommended to swim in front of the property. There are obstacles in the water, and the lake bed is soft and muddy. It is difficult to walk on the lake bed. The owners(s) are not responsible for any accident, injuries, or illness that occurs in or near the water at the property. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from entering near or into the water or others whom they invite to use the premises.
34. HOLD HARMLESS (AS-IS, WHERE-IS; INDEMNIFICATION). Pursuant to LSA-R.S. 9:3221, you agree to indemnify, defend and hold harmless the cabin’s owner, manager, agents, assigns and all of their respective partners, owners, officers, directors, employees and agents (all of the foregoing are hereinafter, separately and collectively referred to as “Indemnitees”), from and against all claims, causes of action, losses, damages, suits and liability to every kind, including all expense of litigation, court costs and attorney’s fees for damage to any property, or for injuries to or sickness or death of any person caused by, arising out of or related, directly or indirectly, to the use or enjoyment of the premises by you, any of your guests, invitees or any other person or entity, on the premises under the authority or consent of you. This indemnity shall apply even though any such damage, injury, sickness or death is caused in whole or in part by any defect in or condition of any such property or any defect in or condition of any area, facilities, equipment, tools or other items which may be provided by Indemnitee, whether or not such defect or condition was known by Indemnitee. This indemnity shall apply regardless of whether or not any such damage, injury, sickness or death is contributed to by the negligence or fault of Indemnitee, and also even though Indemnitee is strictly liable therefor. Furthermore, this indemnity shall include, but not limited to, any claim or action for damages on account of injury to or illness or death of a guest, member, or invitee of the renter. Under the provision of this indemnity, the renter is agreeing to indemnify Indemnitee from Indemnitee’s own negligence or fault, but this indemnity shall not apply to any such damage, injury, sickness or death which was caused by the sole negligence or sole fault or Indemnitees and which was not caused in part by the negligence or fault of the renter, your guests, invitees, or any other person or entity. If requested to do so by Indemnitee, the renter will assume, without expense to the Indemnitee, the defense of any such claims or actions and will reimburse Indemnitee for all expenses (including without litigation court costs and attorney’s fees) incurred in investigating, handling and defending against any such claim or action.
35. NO AFFILIATION WITH 3RD PARTY AGGREGATES. The owner(s) of this property are not affilated with any 3rd party aggregate vacation rental websites including, but not limited to, VRBO, HomeAway, or AirBnb. As such, the owner(s) are under no obligation to honor disounts, giveaways, or any product or service the guest(s) believe they are entitled to that is not explicitly granted in this agreement. While the guest(s) may be paying money to 3rd party agreegates which ultimately is paid to the owner(s) after fees and commissions, this agreement, and the guest(s) right to occupy this property, is granted by, and may only be granted by, the owner(s). By signing this agreement the guest(s) acknowledge(s) that lower rates and fees would likely have been offered had the guest(s) booked direct with the owner(s) rather than through 3rd party aggregate websites.
